TIPS ON STYLIZING INTERIORS WITH MIRRORS

Happy Sunday! Let’s talk about mirrors today!

MIRRORS - WHAT THEY BRING TO AN INTERIOR SPACE

  1. At the top of the list is light. When mirrors are placed strategically they add brightness and illumination by reflecting other sources like sunlight coming from a nearby window, or a sparkle coming from a pendant or chandelier.
  2. Mirrors expand the sense of space by creating an illusion of continuing space.
  3. They provide interest to a space without busying it or creating visual clutter.

THINGS TO WATCH OUT FOR WHEN STYLIZING WITH MIRRORS

  1. Make sure that the reflection in the mirror is attractive. Reflections of windows, furnishings, art  and entrances leading into adjoining rooms are ideal. Reflections of bathroom entrances (best to provide a buffer for someone who might be coming out of the bathroom while still adjusting clothing, etc.), or potentially messy places in the house aren’t so ideal.
  2. Be careful not to place or hang mirrors in such a way that they predominately reflect the ceiling unless it has interesting architectural details like a box-beams or beautiful light fixtures.

THE TAKE AWAY

  • Even though mirrors are ideal in small and / or dark spaces don't hesitate to use them in larger, brighter spaces too. When stylized right they will only add beauty to the space.
  • Mirrors are a wonderful way to add depth and interest to a space without making it feel cluttered or too busy. Often I use them on secondary walls that are perpendicular to prominent art walls, or uninterrupted long walls that already include artwork. That way it dresses up a wall and adds dimension without overdoing it. Essentially it creates what I like to think of as beautiful negative space.
  • Always, always pay close attention to what images the mirror will reflect once its hung to avoid anything embarrassing (bathroom scenario mentioned above) or just simply unattractive.

FAVORITE MIRRORS

My list of favorite mirrors could go on...and on, so for now here's just a few of my favorites. Notice that .01 and .07 are shown in a couple of the images above.

KITCHEN FLOOR PLAN OPTIONS FOR THIS CHARMING 1939 SPANISH REVIVAL

The holidays are over, and the project photos and drawings have been piling up! Time to get back to sharing tips and journaling about the design process..

A KITCHEN REMODEL FOR THIS CHARMING 1939 SPANISH REVIVAL

Here’s where I left off….There’s always more than one way to solve a spatial problem. If you’ve been following along likely you’ve heard me say this before…and chances are you’ll hear me say it again…and again. This is what guides my work. It is my clarion call. Every space deserves to have it’s potential explored…and rightfully every homeowner deserves to get the most out of their space. It takes careful thought and skill but even those spaces that might appear to be hopeless can be transformed into functional...and beautiful spaces.

CONCEPT DEVELOPMENT

Before showing the floor plan options, first I'll share some concept photos that were inspiration behind the designs. As is always true in any remodel, it’s important to pay close attention to the original architecture, millwork and details, especially if the remodel is isolated to only a room or two. When it’s all said and done the goal is to have visual harmony between the existing spaces

RANGE ALCOVE WITH EXPOSED TIMBER

FINISH COLORS & MATERIALS

Here's some initial concept boards I provided so my clients could get a good sense of the direction I was envisioning…and to get them excited about the potenital of their new kitchen design.

WHICH PLAN DID THE CLIENTS CHOOSE?

It didn't take long for my clients to decide which plan they liked best. Can you guess which one it might be? Plan A was the winner! Check back to see how this project (#projectrivergold) develops.

THE TAKE AWAY

  • When planning remodels its essential to pay close attention to architectural details, millwork, etc.particularly if it isn't a whole house renovation. That way there is visual continuity throughout the house.
  • It takes a bit more thought and planning to add design features to small spaces but as you can see from the drawings of the hood designs those types of features can elevate the design of a space tremendously.
  • Don't give up on your awkwardly planned space! There is always hope...the potential just needs to be discovered.

BEST PARTS OF 2017 - SIMPLY SUNDAYS

The best part of 2017? That's an easy one for me! It would be the times I got to spend with these little people and their parents! With hundreds of miles between us it takes some careful planning for all of our family to be together. Meeting up during the Thanksgiving holiday in the Tahoe-Reno area of Northern California and western Nevada has become a tradition that we all look forward to.

RENAISSANCE HOTEL

This Thanksgiving we stayed at the Renaissance Hotel in downtown Reno, Nevada on the banks of the Truckee River and it didn’t disappoint. This kid & dog-friendly hotel was perfect for our family! The bocce courts and over-sized Jenga blocks were a definite favorite.

SIMPLY SUNDAYS - HOLIDAY DECOR

Merry Christmas on this beautiful Sunday Christmas Eve! This year we traded the green foothills of Northern CA for the snow-covered mountains of Utah to celebrate Christmas, but before leaving town I transformed my studio into a festive place for a holiday photoshoot.

A MIX OF MODERN AND VINTAGE

Wanting to keep it simple and fresh looking, I included a collage of holiday wreaths as wall decor.

wreaths

I replaced the bench seating at my work table with modern bentwood white side chairs and white lacquered, rattan end chairs and then covered the driftwood table with a gray linen tablecloth.

FRESH FLOWER ARRANGEMENTS

Taking center stage on the table I placed a lovely fresh arrangement that included both purchased flowers and foraged greenery and berries.

SIMPLE & AIRY

In contrast to the densely packed centerpiece, I included  simple, airy floral arrangements on the buffet to accent the green of the wreaths and add more color to the space.

GIVING VINTAGE CHINA A FRESH LOOK

Next I paired keepsake vintage china and crystal stemware with everyday silver and gold flatware and rose-colored glassware.

THE TAKE AWAY

Probably not a surprise to hear that my cupboards are full of white dishes…and for many years after inheriting the keepsake vintage china I kept it neatly stored, out of sight, with no intentions of every using it. After all it was so far from my own, more modern aesthetic that even though I appreciated it, I couldn’t imagine ever including it in a tablescape...but as my own taste has evolved over the years I have developed a greater appreciation for the visual depth and story that vintage pieces can bring to a space.

A KITCHEN REMODEL FOR THIS CHARMING 1939 SPANISH REVIVAL

A few of months ago when I pulled up to my client’s 1939 Spanish Revival home for our design appointment, I was completely smitten!  The white stucco and terracotta tiled roof, so classic for Spanish influenced architecture is always a favorite of mine. Although the scope of the work only includes a kitchen remodel I found myself thinking about how fun it would be to update the entire house, restoring it, while modernizing it at the same time. Here are a few exterior photos my client provided for me.

Because there’s always so much to say and share about a project that can’t possible fit into one post, I’ll be sharing the before images here, while pointing out some of the design challenge, and then I’ll follow-up with a post sharing what I came up with for the design plans.

DESIGN CHALLENGES

  • limited  space
  • windows, locations and heights
  • electrical panel box taking up prime property
  • needing to include the waterheater, plus the washer & dryer in the new kitchen plan
  • need to include a place for eating
  • need to include a sitting area with a TV in view

EASY & DELICIOUS HOMEMADE APPLE PIE RECIPE - SIMPLY SUNDAYS

Happy Simply Sundays! If you have the pie assignment for your Thanksgiving or Christmas dinners, and not quite sure what to do, well I’ve got you covered! Today I’m sharing a long time family apple pie recipe called Brown Bag Apple Pie (that I’ve modified just a bit). It’s easy to make and absolutely delicious. I’m not completely certain why the original recipe calls for it to be baked in a large brown bag but because it turns out beautifully time and time again, I'm going to continue to trust that step!

For this recipe your going to need Granny Smith Apples. They are perfect for baking!

homemade apple pie

You'll also need, butter, granulated sugar, flour, milk, salt, cinnamon and nutmeg.

homemade apple pie
home made apple pie

One of the things that makes this pie super easy to make is that it’s a no-roll pie crust. Once it's mixed, all you have to do is pat it in the pie plate with your fingers. And no need for fancy edges either, it will all be covered up with the topping.

homemade apple pie

Once the pie crust is made and patted in the pie dish, the next step is to peel and slice the apples and then coat them evenly with the sugar, flour and spice mixture.

homemade apple pie

The juices from the apple slices will cause the sugar to dissolve and turn to into a yummy syrup. Place the apple mixture inside the pie dish.

homemade apple pie

The next step is to make the topping. It’s easy! All you do is mix the dry ingredients and then with a pastry blender cut in the butter until it’s coarsely mixed. Once you're finished, carefully place the topping on top of the apples, being sure to cover evenly. Pat down gently.

Now this is where the brown bag comes in! Carefully place the pie in large brown bag, (the type you get from the grocery store) and fold down the opening to create a flap and then staple it shut along the fold. Place in the oven at 350 degrees and bake for 1 1/2 hours. Scroll down to see he complete recipe.

GETTING THE MOST OUT OF A SMALL LAUNDRY ROOM - SHAKE FRONT PROJECT

As a semi-custom new build, the Shake Front Project was an unusual one for me. It was my first time ever working on a project that wasn’t completely custom. So with that it brought some challenges in having to stay pretty true to the original plan provided by the builder. Fortunately though, my clients wanted help with more than just choosing finish materials, so before the foundation was even poured I got started on drawing plans and elevations to improve on the function of the house, while customizing where possible.

One of the spaces where the layout changed dramatically was the laundry room. We started with moving the location of the door, and then from their I reconfigured the space to get the best and most efficeint use out of it.

LAUNDRY ROOM - ORIGINAL FLOOR PLAN

As you can see, the space is small but with some careful planning we were able to make the most out of it, in both in terms of function and style.

Changing the location of the door made all the difference with being able to utilize the space the best way possible.

NEW AND IMPROVED LAUNDRY ROOM FLOOR PLAN

Are you ready for it? What a difference! A one wall laundry room with hardly any storage or other amenities now includes:

  • a full wall of cabinets, in addition to those over the washer and dryer
  • open shelves with full backsplash
  • drying pole
  • free floor space for hamper, or laundry basket
  • open shelves for storage baskets

DESIGN BOARD - COLORS & MATERIALS

Besides improving on the function, we also packed it full of style. Here’s my design board showing the mix of painted cabinets with open shelves, butcher block counter, subway tile used for the full backsplash and school house pendants, just to name a few design highlights.

THE TAKE AWAY

  • At the top of the list is a huge encouragement to involve an interior designer (sooner than later) on your project that is skilled at space planning, and I’m not just talking about where to place your furniture. What I’m referring to is interior architecture…the actual location of walls, rooms and how the rooms are configured with windows, plumbing, cabinetry…and yes, even doors leading into the spaces. A formally educated, skilled designer will bring tremendous value to your project, even for semi-custom homes.
  • The location of a door leading into a space can make all the difference in how the space can be configured. If you're have troubles making a space work, consider the possibility of relocating the door.
  • Just because a space is small, and utilitarian doesn’t mean that  it can’t be stylish. I was ever so happy when my clients wanted to be sure that every room in their semi-custom new build was the best it could be!
  • Need to try to save a little money here and there on your project? Typically square tiles are cheaper than rectangle tiles, so in an effort to keep cost down where we could, we opted to go with square floor tiles in a running bond pattern instead. I love how it turned out.

Thanks for following along!

FRESH GARLAND HOLIDAY TABLE - SIMPLY SUNDAYS

There’s nothing quite like fresh garland centerpieces to add a festive feel to holiday tables. Besides being beautiful, they’re simple to make...they can be used alone, or dressed up by tucking in tall candle sticks or fresh fruit, and ornaments…and they can be tossed once you’re finished with them.

STYLING A HOLIDAY TABLE WITH A FRESH GARLAND

For a fresh, modern look we kept things simple for this holiday table by eliminating the tablecloth, placemats and runner. We instead used the chargers to define each place setting, while the garland served as both the runner and centerpiece.

HOW TO MAKE A FRESH MAGNOLIA GARLAND

My favorite way to add interest and depth to any space is to include foraged greenery from the yard, or wooded areas near my home. Lucky for me, we happen to have a beautiful magnolia tree in our yard! The deep green, broad, waxy leaves, with soft velvety golden-brown, has provided the perfect addition for adorning our holiday tables over the years.

If you don’t have access to a magnolia tree, leaves will work. Just choose greenery that's hardy enough to not have to be in water once it's clipped. You can also use a mixture of cut greenery like we did here.

FOR THE LOVE OF BLACK AND WHITE TILES

Are you feeling it too? When you come across high contrast rooms, and spaces with black and white tiles, do they stop you mid scroll? For me, there’s just something so captivating and appealing about the classic color combination of black and white, especially when paired with fresh-looking, patterned tile. Here are juat of a few of my favorite black & white tile inspiration photos.

TIPS FOR DESIGNING KIDS' PLAYROOMS

More, and more clients with young children are using spaces in their homes for playrooms that were originally intended for more formal areas like living rooms, or studies. I think this shift makes perfect sense. It provides a practical solution for young families in getting the best use of their spaces.

That said, it does create a few design challenges. The biggest one being the potential mess and chaos of a playroom being one of the first things you see when you walk in the front door. With some thoughtful and careful planning though, these concerns can be lessened.

Take for instance the Shake Front Project, almost immediately to the left of the front door is what was intended to be the living room but is now being used as the playroom. Here’s what we did to get the best function from the space while still making it presentable from the entry.

modern bungalow
floor plan

TIPS FOR DESIGNING KIDS' PLAYROOMS

  • Coordinate rugs and large upholstery patterns and colors with the general color scheme that is being used throughout the rest of the house. The neutrals will lessen the visual chaos and clutter by providing non-competing backgrounds for the colorful toys and accessories.
  • Just as you would do for other spaces in your house, mix furniture so it’s not all from the same collections, or company.
  • Include grown-up furniture too so the space can function as both a playroom, and a gathering spot for families.
  • Use stylish storage, like natural fiber baskets that would feel at home in any other rooms of your house.
  • Include multi-use pieces like poufs that can be used for a play table for children, or an ottoman for adults.
  • Incorporate pin-up wall lamps for beautiful illumination of lamp lighting while keeping them secure during rambunctious play.
  • Choose art that would be interesting to kids but could also transition into other spaces of the house.

kids playroom design

SPACE PLANNING TIPS FOR KIDS' PLAYROOMS

  • Leave plenty of clear floor space for play by positioning most of the furniture around the perimeter of the room.
  • Place the furniture in a balanced way so each piece relates well to the next, just as you would do in other rooms of your house.
  • Avoid blocking windows with furniture.

kids playroom furniture plan

THE TAKE AWAY

Do you see the theme weaving these tips together? The commonality is that aside from the toys in the space, for the bulk of the selections go with furniture and accessories that would transition well in other rooms of the house. This approach will create a more refined and ordered look from the entry.
